The Ranch


The Happy Goat Ranch, located six miles east of Alice in unincorporated Jim Wells County, Texas, is 69 acres of pasture and brush, augmented by an on-premises gun store and rifle/pistol range. The soil is classified as clayey loam and is extremely fertile. Approximately 50 acres of buffle grass and blue stem will produce a couple of hundred large round bales of hay in a normal year without irrigation.


Any crop suitable to South Texas Coastal Plains can be grown on property. Old concrete pads left from the operation of a hog farm on the property lend themselves to raised gardening of vegetables such as peppers, cucumbers, tomatoes, squash, eggplant or fruits such as watermelon or cantalopes. The only limit is your imagination.


What about water? The well is, according to locals who know the history, 800 feet into the Goliad – one of the finest aquifiers in Texas. A one-horsepower pump provides +/- 20 gallons per minute of highly potable water. Reportedly during the hog farm operation a five-horsepower pump yielded 125 gallons per minute – actually enough for modest irrigation of crops.


The ranch currently has 200-amp single-phase electrical service provided by Nueces Electric Coop, however, the ranch is serviced by 7200-volt three-phase lines providing enough power for any operation.


Net wire fencing and cross-fencing divide the property into several pastures and pens.


There are several ponds/tanks on the property including one of two to three acres. During droughts, these would need to be augmented by well water to keep them full. Tilapia thrive during the warm weather here and catfish would do well all year.


This ranch has been a sanctuary for birds with ducks,doves, quail, and many other species quite prevalent.

Asian Collared Dove are available for harvest all year.


The property has a +/- 3-acre section with 600 feet of frontage on FM 665 that would be suitable for a yard or shop building with proper ground preparation. There are currently no building codes in this area of the county and taxes are quite reasonable. Taxes are based on 68.5 acres non-improved agricultural and ½ acre residential.


Gun Store and Range


The gun store (Federal Fireams License required) is approximately 300 square feet of air-conditioned retail space – which also would be suitable for other types of operation if desired. The pistol range has 11 25-yard shooting stations with a carport providing a shade and break area. Shade cloth covers the three benches for the 100-yard rifle range. Both ranges could be easily expanded to accommodate more shooters. Depending on the economy and season, these operations provide moderate to excellent cash flow.


Adjoining the gun store is a 800-square-foot air-conditioned shop which could be used for many purposes. There is an additional 1000-square-foot area adjoining suitable for future expansion.


Residence and Out Buildings


The main building at one time was used as a farrow house – where the pigs had their babies. About 210 feet by 24 feet, the building now contains four bedrooms, three baths, an extra kitchenette, and a library/classroom where the present owners conduct Texas Concealed Handgun Classes – another possible income stream -- in addition to the store, shop, and storage area. The east end of the building is a covered deck 16 feet by 20 feet. The siding and roof are steel in good condition.


The feed shed/tack room is approximately 250 square feet with steel siding. A 900-square-foot barn with an overhang is galvanized siding and roof and does need some repairs.


A 62 foot by 18 foot steel shed is in the fenced paddock by the crowding pens .

A chicken house is built on a cement pad and can house a few dozen meat chickens or laying hens.

If the new owners chose to build a home, there is a large well-drained area in the middle pasture that would make a great place to build either a large or small home.

For guests, there are two full-hookup RV sites on the property.




Reasons for Selling


The current owners have put a lot of work into this property and it has served them well. However, time moves on and things change. The owners wish to downsize because of age/health-related issues.

Prospective owners should take into consideration that it takes time and effort to maintain a property this size. While the brush around the perimeter of the property provides lots of wildlife habitat and privacy, that same brush must be controlled to prevent encroachment.


Terms of Sale


Property is sold strictly as-is with no guarantee except clear title. With 50% down owners will carry balance for 10 years at six percent interest.
